Moving in, apartment key, home insurance

You can get the apartment keys from Tekma office beginning from the first day of your tenancy agreement. Other schedules are agreed separately (eg moving on weekend). By law, it is the tenant`s responsibility to notify the local registration authorities of a change of address. Visit www.changeaddress.fi

Remember to provide a separate move-in notification at Tekma office (you have received this form with your rental agreement). This separate notification is required to provide the tenant with certain documents, such as a register of occupants extract for the tenant’s study grant application, or a proof of residence if you use the door opening service. Only the person who has signed the tenancy agreement can live in the apartment. Sharing the apartment with someone else may cause termination of the agreement.

You should take a home insurance. The real estate insurance taken by Tekma does not cover the damages of your personal property or your own accidents. For example, if water damage takes place in an apartment near you and damages your belongings, a home insurance is the only way to get compensation.

Deposit, rent

The deposit payment must be paid immediately after receiving an apartment offer to keep the apartment reserved for you. When the rental period is over the deposit will be returned to you within approximately two weeks after your contract has ended, granted that you have fulfilled all obligations to Tekma and the apartment is clean and in good condition. The rent and other fees are due the 5th of each month. If the payment is delayed, the normal overdue charges and interest for overdue will be charged. You will get the rent invoice with your tenancy agreement. Please make sure you pay your rent to the correct bank account and use the correct reference number. You can also order e-invoice on your online bank service.

Bulletin board, storage

The digital notice board is located in the lower hallway of the building. Please check the notice board regularly. Important contact information, bulletins, residents’ rules and regulations and other useful documents can be found on the notice board. Rules and regulations as well as other instructions are meant for everyone, to ensure comfortable living for all residents.

Bicycle storage is located in the ground floor. The door can be operated with the apartment key. Storage areas are located in the lower hallways. You may have one storage cage in your personal use (there is your apartment number on the storage cage door). Lock the door using your own padlock. Do not store your items on the storage area hallways. When moving out, remember to empty your storage, too. Items that are going to the waste disposal site must be delivered there by the tenants themselves.

Laundry room, sauna, car maintenance hall

The laundry room and drying room are located in the left corridor in the downstairs. Instructions, reservation systems, etc. can be found in the laundry room. The machines can be operated free of charge, and they are meant for Tekma’s residents only. Please reserve your turn always in advance by using the reservation list. If you notice any type of malfunction, let us know immediately. Please remember to collect your clothes and laundry detergents in a timely fashion, and make sure that all the premises are tidy after you leave.

Sauna is located on the ground floor (sauna 2). Sauna fee is 8 €/month (1 hour per week, same time every week). Free public sauna turn (“lenkkisauna”) is available for residents each Monday in sauna 2, separately for men and women. Women at 18:00-20:00, men at 20:00-22:00.

A private sauna (for groups) is located in Puijonlaakso, Taivaanpankontie 14 B. Both Tekma’s residents and other people are welcome to make reservations and sauna is rented groups of up to 15 people. The private sauna is available for reservations on Monday, Tuesday and Thursday – Sunday from 12:00 to 22:00. The price is 15 €/hour for Tekma’s residents and 30 €/hour for other people. Please make your sauna reservations at Tekma office.

A car maintenance hall/garage is located in Puijonlaakso, Taivaanpankontie 14 (at one end of building B), which can be used for car washing, changing the oil and other small maintenance duties. Please use your own washing equipment, tools, car jack and other necessary items. The maintenance hall rent is 10 €/hour for Tekma’s residents and 15 €/hour for other people. The garage is available from Monday to Friday 8 a.m.-3 p.m. Please make your reservation at Tekma office.

Waste disposal, parking spaces

The garbage container shelter is located next to the parking area. There are separate containers for mixed waste, plastic packaging, glass, metal, cardboard, and bio waste. Sorting and recycling instructions are inside the shelter. Always put your waste bags in the containers and keep the lids closed. More information is available at www.jatekukko.fi

There are 29 parking spaces equipped with electricity (for heating during the winter) in the parking area. Queue information and reservation lists are available at Tekma office. The fee for a parking space is 10 €/month. Guest parking space is number 12.

Do not park in reserved spaces. Parking is allowed only in designated areas. Parking is not allowed anywhere in the yard areas of the building. Driving in front of the building and main door is only allowed for maintenance work, and when moving. Storing the unused car for a long period on the parking space e.g. in winter (if car is not registered, car is out of the insurance etc.) is not allowed. Parking is monitored by the City of Kuopio. You may get ticketed if the car is in a wrong place.

Fault report, apartment cleaning, consumptions

A non-urgent fault report can be made using the electronic fault report form online at Tekma’s website or by email toimisto@tekman.fi. Reported faults will be fixed as soon as possible. In urgent problems (water leaks, sewer problems, dangerous electricity problems) call 24/7 maintenance service (Kuopion Huoltotrio 040 192 3106).

Tenant’s duty is to keep the apartment in good shape. The tenant is responsible for all damages to the apartment if the damage is not within normal wear. Please note that the tenant is responsible for small maintenance tasks, such as cleaning the bathroom floor drains, changing the bulbs etc. Tenant is responsible for cleaning in the apartment. Tekma provides the cleaning service for hallways, stairs, elevator, sauna and other similar shared spaces.

Smoking in the apartments and common areas is prohibited.

All repair and renovation work (such as painting the walls) have to be agreed upon with Tekma in advance.

Rental buildings are always maintained by the so-called absorption principle, which means that the residents pay for what they use and consume. This principle is applied to water, electricity, and heat consumption, as well as to shared equipment and furnishing in our apartments and common spaces. It is very important that even the smallest malfunctions, such as dripping faucets, leaking toilet seats, unusually high room temperatures, vandalism etc. is reported.

Internet connection

Tekma’s Internet operator is DNA. The apartment rent includes 10 Mbit Internet connection. Each apartment has one modem. You must register to DNA whenever moving in or out of the apartment, phone 044 144 044.

You can make a contract with DNA with faster connection if needed and pay it directly to DNA. When facing problems with Internet connection or having questions about it, please contact DNA by phone 0800 300 500 (24h).

Fire alarm, rescue plan

There is a fire alarm device in all apartments. Please test its function monthly and change the battery if required.

Temporary absences, termination of contract

Your right of occupancy is maintained for the whole duration of your studies, including possible military service, internship periods, and student exchange abroad. Tenant’s obligation is to inform Tekma when studies have ended. During your absence, you are able to sublease your apartment e.g. to another student. Remember that you must sign a separate subleasing contract and Tekma office must accept it. As the main tenant, you are still responsible for everything related to your apartment during the subleasing period. Termination of the tenancy agreement is one calendar month, and the notice time is set to begin from the last day of the month in which the notice is given. The termination is done by sending to Tekma the written notice of termination document.

Resident activities

Each year all the residents are invited to a mutual resident meeting, in which the members of the resident committee are elected. The resident committee can arrange different common activities and events.

Disturbances

The silence period is from 10 pm to 7 am (night-time rest). Remember that you are responsible also for disturbances caused by your guests. You don’t need to suffer from disturbances caused by your neighbours.
